What is a HomeScan?

The HomeScan is an all-in-one, tailored service providing a comprehensive assessment of your property’s condition. Please note, there is no valuation component in this survey; it purely focuses on the property’s structural and visual condition.

Although benchmarked to a RICS Level 3 standard, we aim to go beyond it by using advanced equipment such as drones, thermal imaging, and camera poles to gather a more complete understanding of the property’s condition. These tools help us provide a level of detail that exceeds traditional standards.

Unlike traditional surveys where you may need to choose between Level 2 and Level 3, HomeScan removes that decision. We carry out the same thorough inspection for every property, ensuring we tell you everything you need to know.

Pricing is adjusted based on the complexity, difficulty, and time required for the property, ensuring you receive the best possible value without the confusion of choosing between survey levels. HomeScan simplifies the process, delivering a single service that covers all your property needs, regardless of its type or condition.

How do I schedule a HomeScan?

If you wish to schedule a HomeScan, please contact us for a quote. We will first review the property online to provide an accurate quote based on its complexity and size. Once you have confirmed that you are happy to proceed, we will send over the details for payment, our terms of engagement, and arrange access with the agent.

Please speak to the representative assisting you to determine when the inspection date is likely to occur. However, please be aware that we are typically booked several weeks in advance, so it’s always better to schedule early to secure your place.

Once your survey is booked, you will be paired with a dedicated surveyor who will be your direct point of contact. From that moment, you will have direct access to your surveyor for any questions or concerns, ensuring personalised communication throughout the process.

On the agreed inspection day, we commit to dedicating the entire day to your survey. This allows us to dedicate sufficient time to every property, regardless of its size or complexity, ensuring there is no rush on-site.

We aim to turn around the report within five working days, although less complicated properties may be completed sooner. After the report is delivered, your surveyor will remain available to answer any questions and will continue to assist you throughout the moving process as needed.

The review was detailed, easy to read, organised into sections & supported by a number of images. Daniel is very professional, responds quickly to messages, the report turnaround was timely & Daniel supported us post survey & addressed any further questions we had. We were in the process of buying a lovely Victorian house, and as it was old we decided to get a level 3 survey done with Daniel and we are EXTREAMLY glad we did. Daniel’s report was thorough, easy to read and understand with actions on how to proceed with the problems found, as well as a follow up call to discuss the results. Thanks do Daniel we dodged a bullet- the house had at least 30k worth of hidden damage in damp and building repairs. If you are looking for a level 3 survey I would honestly use his services- there are allot of bad companies out there, my sisters surveyor missed at least 20k worth of damp damage that she is now stuck paying for!

As first-time buyers, his expertise, advice and pragmatic approach made the whole process far less stressful. He was always very responsive with both us and the estate agent and was flexible and accommodating throughout. The report Daniel produced was extremely detailed, with plenty of images including drone photography but still very easy to understand thanks to the clear explanation of the key risks, actions and next steps. We also really appreciated the time Daniel took to talk us through the findings afterwards, answering all of our questions. Although we ultimately decided not to proceed with the purchase due to the hidden structural issues uncovered in the survey, we’re very thankful these were identified before completion. Im a first time buyer and nearly purchased a 1st floor 1 bed flat last year which had a few hidden problems and not obvious to the average person. Fortunately I got in touch with Daniel Knight at Home Scan after watching an interview he was in on the "Moving Home With Charlie" Youtube Channel where they had a live interview from actual buyers throwing out all types of questions about surveys and how they work. Daniel was very professional when carrying out the detailed Level 3 Survey and after it was completed sent a report over by email and followed up with a call which had everything on there including images of any potential issues or hazards from inside to outside the property nothing was missed. The comunication has been great and the turn around was quick. The survey was definately worth it and gave me piece of mind. Will 100% be using Daniel at Home Scan again. Parm
