Why HomeScan
You work directly with Daniel Knight, your surveyor and your point of contact.
The service is benchmarked against RICS Level 3, with scope and fee based on the building’s size, construction and complexity. The inspection day is dedicated to your property.
Tell me about your concerns, any plans for the home and your purchase timetable. We agree the scope and limitations before booking, so you understand what the service covers.
I consider the building as a whole: the construction, visible condition, repair history and alterations. The tools used support that understanding where suitable and safe.
We talk through the findings and their implications. You can ask about the recommended action, questions for your legal adviser and further checks that may help your decision.
Understanding risk is personal. What one buyer is willing to take on may be more than another can comfortably manage.
I assess the building’s condition, explain the consequences of the findings and identify the questions that remain. We then discuss what this means in the context of your plans, budget, timetable and comfort with uncertainty.
You may be willing to coordinate repairs, obtain specialist advice and allow time for work. The survey helps you understand what that commitment could involve before you decide.
The same repairs may be harder to accommodate if your funds, time or appetite for disruption are limited. We talk through which findings could affect that plan and what to clarify before committing.
You decide what you are comfortable taking on. My role is to give you the evidence, context and practical guidance to make that decision with a clearer understanding.
Share the full property address, your timetable and anything that concerns you. I’ll confirm the scope, fee and availability.
